Re-Development of the former Showcase Cinema site included the demolition of the existing movie theater complex and construction a new 143,000 square foot last-mile distribution warehouse with immediate access to U.S. Route 1.
GTR proposed a Value Engineering foundation alternative employing driven Precast Pre-stressed Concrete (PPC) Piles to replace the conventional steel H-pile design. By utilizing the 16-inch square PPC piles, the piles could be fabricated locally in lengths up to 115 feet. By eliminating pile splices, this significantly increased pile driving production rates to 2 piles installed per hour, resulting in considerable cost and schedule saving to the Project. GTR was retained by Vynorius Companies to prepare Structural Design for the PPC Piles and provide onsite engineering including dynamic pile testing (PDA) to install the piles, within acceptable driving stresses, to satisfy the required ultimate capacity of 351 tons.
In addition, BL Companies retained GTR as Geotechnical Engineer of Record to revised the Geotechnical Report and prepare Technical Specifications and evaluate differential settlements and Gilbane Building Company engaged GTR to preform pre-construction surveys, on-site pile inspection, and vibration monitoring. A total of thirteen hundred and twenty-seven (1327) piles were driven for support of the structure. Pile penetration lengths ranged from 76 to 135.5 feet.
